The Warm Homes Loan Scheme is part of the government's £15 billion Warm Homes Plan. Rather than the government lending money directly, it puts £300 million into subsidising the interest rate on loans offered by participating banks and finance companies enough, the government estimates, to support around £2 billion of private lending for home retrofit by 2030.
In practice, that means: you'll apply for a loan with an FCA-regulated lender, the government's subsidy brings the interest rate down, and the lender must pass that saving on to you in full (this is audited, with clawback if they don't). It's a loan you repay, not a grant.
It's expected to open to homeowners and landlords from September 2026, with lenders coming on board in phases through into 2027.
